What Is End-to-End Project Delivery? How Archetype Group Delivers Projects from Concept to Completion

End-to-end project delivery means a single consultancy carries a construction project through every phase, from feasibility and design, through engineering and regulatory approvals, to construction oversight and final handover, instead of handing it off between separate firms at each stage.

Archetype Group, an international construction consultancy that has delivered more than 1,500 projects across 50 countries since 2002, applies this model across hospitality, industrial and infrastructure projects worldwide. One coordinated team stays accountable from concept through completion.

What Does End-to-End Project Delivery Cover?

In engineering and construction consultancy, end-to-end delivery typically spans four connected phases.

1. Feasibility and planning

The team identifies site constraints, regulatory requirements, budget risks and design options before any drawings are finalized.

2. Detailed design

Architectural, structural and engineering plans are developed, often with integrated digital tools so the disciplines stay aligned.

3. Procurement and regulatory approvals

The team manages permit submissions, authority reviews, and contractor or vendor selection.

4. Construction oversight and handover

The team supports construction reviews, testing and commissioning through to final delivery to the client.

What is the alternative to end-to-end delivery?

The alternative is a fragmented approach, where separate architecture, engineering and construction management firms each handle one stage. This tends to create silos: design intent gets lost in translation, issues surface late, and the client ends up coordinating between parties who were never in the room together.

Why Does End-to-End Delivery Matter to Clients?

Keeping a project with one consultancy from start to finish changes the client’s experience in four concrete ways:

  • A single point of contact: instead of managing separate architects, engineers and cost consultants, the client works with one team that carries the project’s full history
  • Design integration: shared tools and shared accountability reduce the clashes that appear when disciplines work in isolation
  • Continuity: the team that shaped the feasibility study is often still involved at commissioning, which reduces miscommunication as the project matures
  • Earlier problem-solving: a multidisciplinary team evaluating a project holistically from day one tends to catch issues before they become expensive change orders

How Does Archetype Group Deliver Projects End to End?

Archetype Group structures its business around this model. Its four core services sit inside one firm instead of being outsourced separately:

The same structure repeats across its three brand divisions: archetype reality for real estate and hospitality, archetype industry for manufacturing and process engineering, and archetype _y for signature architecture.

With over 1,000 collaborators across 20+ registered country offices, the group also commits to delivering 100% green buildings by 2032. That target depends on sustainability being built in from feasibility, not added at the end.

Three projects show what this looks like across three sectors and stages of completion.

Amanoi, Vinh Hy, Vietnam: hospitality, completed

Amanoi is a 17,000 sqm luxury resort in Vinh Hy, Vietnam, and a completed example of full lifecycle delivery in hospitality. Archetype Group provided architectural development, M&E engineering, and cost and project management as one continuous scope. It carried the resort from design through to a finished retreat integrated with its natural landscape.

Unilever Savory Factory, Cikarang, Indonesia: industrial, completed

The Unilever Savory Factory extends the model into industrial work through a full EPCM scope (engineering, procurement and construction management), alongside architecture, cost management and green consultancy. For this 19,000 sqm food manufacturing facility, Archetype Group carried the project from design through to a completed, quality-compliant plant under one integrated team.

Ho Chi Minh City Metro, Vietnam: infrastructure, under construction

The Ho Chi Minh City Metro is a major rail transportation initiative spanning 11 stations across Vietnam’s largest city. It shows the same approach applied to large-scale public infrastructure. Archetype Group is providing architecture and engineering services on a project still under construction. End-to-end delivery is not limited to a project’s final phase. It means staying engaged as one accountable team through the full, often multi-year, build.

Frequently Asked Questions

What is end-to-end project delivery in construction?

It means one consultancy stays responsible for a project from feasibility and design through engineering, procurement, construction oversight and handover, instead of passing the project between separate specialist firms at each stage.

How is end-to-end delivery different from design-build?

End-to-end delivery describes how many project stages one consultancy covers, from feasibility to handover. Design-build is a specific contract structure where a single entity holds contractual responsibility for both design and physical construction. A full-service consultancy can deliver a project end to end and still work alongside a separate contractor for the construction.

Why does Archetype Group’s model matter on international projects?

On cross-border projects in hospitality, industrial and infrastructure sectors, keeping architecture, engineering and cost management inside one firm from feasibility to handover reduces the coordination gaps and delays that come from managing multiple independent consultants across different countries and regulatory environments.

Does end-to-end delivery apply to projects still under construction?

Yes. It refers to the consultancy’s continuous involvement across a project’s life, not only its completion. On the Ho Chi Minh City Metro, for example, Archetype Group remains engaged through design and engineering while construction is ongoing, instead of exiting after an initial design phase.
